I bought this apartment six years ago, saying to myself that Paris is a safe bet in the tourism world. It is my second investment in Europe after London. With the certainty of thousands of visitors coming to France every year, it seemed to me that there would be optimal occupation and that certainly is the case. I have still not had the chance to holiday there, hopefully I will next year. However, several members of my family have enjoyed staying there during "my" weeks. The fact that the place is just a few minutes away on foot from the Eiffel Tower has certainly sold them on it!

We bought this house in 2005 with the idea of using it as a second home, but one where we wouldn't have to cover the costs. I chose the new Center Parcs in Bostalsee, which had just opened, as I wanted to make my property investment as secure as I could. Knowing that my objective is to sell back the cottage in ten or fifteen years. I found information about Center Parcs through an internet search. First of all we bought an apartment in Cap Esterel. At the time I was working abroad. It was an "impulse" buy, the place was truly magnificent, ideal for spending our French holidays in the sun. As to Avoriaz, we used to go skiing there regularly and we were lucky enough to be able to buy an apartment. Since then, we have been holidaying there every year. My children are now eleven and twelve years old and they are going to be able to grow up there, to go back again and again. There is everything you need on site and when they are older, I'll not have to worry about bringing them back from nightclubs in the car... What attracted me to the concept of the "new property" was first and foremost the quality of the residences, both in terms of support for children, for example, and the maintenance of the premises. And what's more, I am the outright owner but my property is fully maintained, it is rented out, and I have nothing to manage.

I see that you were in the world of tourism. As a former tourism operator, in what ways does the Center Parcs model appeal to you?
I like the structure of this model, as it works all year round. I find the clientele in this area particularly friendly, as though the walls of the town have fallen and the people are there primarily to recharge and relax. We have always had good relations with the holiday makers and such an ambiance can only be found at Center Parcs!
Do you know the Center Parcs brand well? What are your usual consumer habits?
We had our first stay at Center Parcs in 2013 and we loved it. We came back for Summer 2013, Spring 2014, Spring 2015 and we discovered ‘le Bois aux Daims’ during our weekend at the opening of the park. We often hire bikes, buy the family pack for 3 activities, spend an afternoon at the spa and go half-board. Naturally, we all enjoy trips to the pool and to the ‘Dome’ area.
Why did you invest with the Pierre & Vacances-Center Parcs Group?
We liked the idea of becoming an owner and acquiring a property portfolio, whilst also renting the property out without worrying about finding tenants and upkeep of the buildings.
This is your first buy-to-let investment, why did you choose to turn to this type of investment?
Personally, it’s our first investment, but when talking about my whole family, we own a gîte that we rent out in summer. The work for this type of rental property is demanding, the effort and time needed didn’t suit me personally. I searched for an investment that could provide me with guaranteed rent throughout the year without me having to find tenants and the usual disadvantages of a seasonal location (inventories, housekeeping, maintenance of the house and it’s exteriors etc.). This investment allows me to not only have a guaranteed annual rent, but with the formula I chose, I benefit from two weeks a year in the Pierre & Vacances-Center Parcs Group residences without any extra rental fees.
How did you find the Center Parcs Bois aux Daims program?
I first came across it through posters and online adverts. Afterwards during our 2013 stay at Center Parcs Les Bois Francs, we met with the Pierre & Vacances Property Investment Sales Advisor, who explained the details of the program in Vienne. We were excited and wanted to invest in new property.
What are the different Center Parcs sites that you know?
We know the Hauts de Bruyères and the Bois Francs parks, which were closest to our home. We will of course discover the Bois aux Daims area.
What were your criteria for deciding on the investment?
New-build – Center Parcs concept – tax exemption – property asset – return on investment
And today, what are your main reasons for satisfaction?
We have just received the first rent, but as we haven’t yet had time to reserve a cottage using the ‘owner’ formula, I don’t think I can fully answer yet.
With your experience at the centre of the Pierre & Vacances-Center Parcs group, what advice would you give to those looking to invest in property?
I would advise this type of investment for those wanting to benefit from low cost holidays, guaranteed annual rent, and most of all, not having to bother with the stress of managing a rental property.
If you could summarise your investment with the Group in three words, what would they be?
Trustworthy – Reassuring – Enduring
I would conclude by saying that the Pierre & Vacances-Center Parcs group has quality staff from a commercial/sales point of view on the sites. All the personnel on the sites did an incredible job that deserves to be highlighted and without them, Center Parcs wouldn’t be the same.
